Clockwork Construction were appointed by a local property developer to complete a major refurbishment of two flats. Prior to construction both the flats in Adamsdown square were in a complete state of disrepair, with the upstairs flat that had a tree grown through the wall and bushes had grown in the attic space.

Construction
At the start of the refurbishment the flats were fully gutted down to floor joists and bare brick. The chimney was removed and capped off at roof levels with some internal walls on the ground floor removed. A new metre room was fitted, a new communal area was created by the front doors of the flats. The kitchen and bedroom were repositioned to accommodate more light. An extension was also constructed on the ground floor flat with a skylight fitted. Each ceiling was lowered down from 10 feet to 8 feet which allowed for the new services to pass through with 100mm insulation. All habitable rooms are fitted with fire plasterboards and linings are fire graded. All walls were finished with a 5mm plaster coat.
Sustainability
Throughout the construction process we aimed to use as many sustainable building materials and processes as possible. New windows and doors were fitted throughout the property, increasing insulation. The roof spaces were also strengthened and insulated.
- Rear wall fitted with insulation and two coats of parex render system
- Insulation was fitted between floors for better U value
- A new A+ graded combi boilers was installed
- All taps and showers were fitted with water limiters
- 100mm slab insulation was installed on the ground floor
Additionally, new kitchens were installed in both flats with integrated class A appliances fitted including a washer dryer, fridge/freezer, oven/hob and extractor fan for energy efficiency.
Accessibility
Accessibility was a concern for us at the start of this project as the properties, especially the ground floor flat had many different elevations and steps. The new ground floor was levelled after the insulation was put in. New stairs were also specially designed to accommodate more width when accessing the upstairs flat.
